We commit to the following activities to promote and expose your property to the maximum number of qualified buyers in a thorough and professional manner:
- Submit all information to the Statewide Multiple Listing Service within 24 hours.
- Submit all information to the following Web Sites within 48 hours; www.FooksTeam.com, www.Realtor.com/RhodeIsland/FooksTeam, www.RILiving.com, www.NEMoves.com, www.ColdwellBanker.com, www.ProJo.com, and 60 other high traffic sites such as Lycos, Infoseek, Excite, AOL, WebTV, NBC, USA Today, and many others.
- Put up a yard sign and conduct an office tour within the first week.
- Advertise in the Providence Journal Bulletin at least twice a month, The Coldwell Banker HomeBook, and in the RI Homes Magazine once a month guaranteed.
- Mail Just Listed postcards to your closest 100 neighbors, and telemarket your closest 100 neighbors, letting them know your home is for sale.
- Conduct an Open House once within the first month, then 1 per month guaranteed. More if possible.
- Reverse Prospect, which notifies every agent in RI who has a buyer for your home, that your home is now on the market, and available for showing.
- Counsel you during the offer and negotiation process, always keeping your personal and financial information confidential. We will work in your best interest in negotiations with every buyer, except Coldwell Banker Residential Brokerage Buyers. On those we will still keep your personal information confidential, however we will not work in either parties interest, just as a third party mediator ( Disclosed Dual Agent ).
- Once in a binding sales contract, we will guide you through the mortgage and inspection process, and track your file daily, insuring that the property closes.
- We will set up the closing, providing you with a pre-closing checklist, and set up the final walk through and closing.
We have found that the preceding marketing plan has been highly effective in obtaining qualified buyers in most market conditions. However, we reserve the right to alter this plan if we see the market forces shift direction, and another form of marketing seems necessary. You have our commitment that if changes are deemed necessary; you will be the first to know, before any changes are made. You, as The Fooks Team Client, are given a 30-day service guarantee. If, at any 30-day interval during the listing contract period, you are not satisfied with our service, you may terminate the listing. We Guarantee Our Service!
