The Fooks Team Buyer's Service Commitment and 30 Day Service Guarantee

We commit to the following activities to promote and expose you to the maximum number of qualified properties in a thorough and professional manner:

1. Submit all search information to the Statewide Multiple Listing Service within 24 hours.
2. Submit all Search information to MLS Messenger within 48 hours. This service will E-mail you daily when a property that fits your criteria comes on the market.
3. Obtain your pre-approval within 48 hours.
4. Solicit For Sale By Owners in the Area's you are looking, and telemarket the neighborhoods you are most interested in.
5. Notify you of Open Houses every week that would match your criteria.
6. Produce a professional CMA packet on all properties viewed. This packet would included payment information, active listing information, and sold information for the area surrounding the property.
7. Counsel you during the offer and negotiation process, always keeping your personal and financial information confidential. We will work in your best interest on all properties, except Coldwell Banker Residential Brokerage listed properties. On those we will still keep your personal information confidential, however we will not work in either parties interest, just as a third party mediator ( Disclosed Dual Agent ).
8. Once in a binding sales contract, we will guide you through the mortgage and inspection process, and track your file daily, insuring that the property becomes your home.
9. We will set up the closing, providing you with a pre-closing checklist, and accompany you to the final walk through and closing.

We have found that the preceding Buyer's Service plan has been highly effective in obtaining qualified properties in most market conditions. However, we reserve the right to alter this plan if we see the market forces shift direction, and another form of servicing seems necessary. You have our commitment that if changes are deemed necessary; you will be the first to know, before any changes are made. Also, please feel free to contact us with any suggestions you may have, we can always use fresh ideas!

You, as The Fooks Team Client, are given a 30-day service guarantee. If, at any 30-day interval during the Buyer's Broker contract period, you are not satisfied with our service, you may terminate the Contract. We Guarantee Our Service!
